Why a free RTB-1 tool exists, how it makes money, and what it will never do.

I’m a Canadian landlord. Every time I needed a lease, my options were not great: buy a paper lease, fill it in by hand, and drive across town to meet the tenant again every time a name or a date changed, or hand my email and credit card to some “free trial” that really wanted to sell me a subscription.

Filling out a standard government form should not require an account, a plan, or a sales call. So I built the tool I wanted: answer plain questions, get the official RTB-1 filled out correctly, download it. Free.

How the money works

Filling and downloading your RTB-1 is free, with no account. If you want the lease signed electronically, that costs C$4.99, once. That one fee pays for the servers and email delivery. That’s the entire business model. No subscription, no data resale, no premium tier.

Keeping the form current

RTB1.ca fills the official RTB-1 published by the Province of British Columbia. The form carries the Province’s printed revision code, RTB-1 (2023/06). We verified our copy against the Province’s published PDF on August 6, 2026. When the Province updates the form, this site updates with it or says so.

Independent software service - not affiliated with the Residential Tenancy Branch or the Province of British Columbia, and not legal advice. The tool fills the form from your answers and checks it against BC’s tenancy rules; questions about your rights belong with the RTB or a lawyer.
